And Senja Close

City Developments Limited (CDL) was recently awarded two Government Land Sales (GLS) Executive Condominium (EC) sites at Woodlands Drive 17 and Senja Close, having topped the bids for both sites.

Mr Sherman Kwek, CDL’s Group CEO, said: “We are delighted to have emerged as the top bidder for these two well-located and highly sought-after EC sites, in particular for the Woodlands Drive 17 site where our bid is 0.17% over the next highest bidder. ECs represent an important segment of Singapore’s housing market and with the full sell-out of our recent EC projects, Lumina Grand in Bukit Batok West and Copen Grand in Tengah, these two new sites totalling over 700 units represent a timely replenishment of our development pipeline in Singapore.”

"We plan to develop the Woodlands Drive 17 site into a 432-unit EC comprising 14 blocks of 8-storey towers offering a garden-like, low-rise living environment that harmonises with its lush surroundings. Our proposed scheme for the Senja Close site comprises 306 units across two residential towers rising 26 and 27 storeys –envisioned as of one of Singapore’s tallest EC developments. The towers will be designed with a full north-south orientation to optimise cross-ventilation and are expected to offer expansive views of the surrounding landscape."

CDL is familiar with the Woodlands area, having launched its nearby 348-unit Norwood Grand in October 2024.

CDL’s two recent EC projects, the 639-unit Copen Grand in Tengah (above) and the 512-unit Lumina Grand in Bukit Batok West, are both sold out.

CDL placed the highest bid for the Woodlands Drive 17 parcel, a 99-year leasehold land, which can build up to approximately 432 units, at $360.90 million or S$782 per square foot per plot ratio (psf ppr).

The EC site at Woodlands Drive 17 is within a five-minute walk from Woodlands South MRT station on the Thomson-East Coast Line (TEL), one train stop from Woodlands Regional Centre and two stops to the Johor Bahru-Singapore Rapid Transit System (RTS) link.

At Senja Close, also a 99-year leasehold land and can build up to approximately 306 units, CDL placed the highest bid at S$252.899 million or S$771 psf ppr for the site. The Senja Close site is the first EC site to be launched for sale in Bukit Panjang in nearly 15 years.

The site is close to amenities such as Senja Hawker Centre and Greenridge Shopping Centre, while various schools are within a 1km proximity, including Greenridge Primary School, West Spring Primary School, and West View Primary School.
