The 564-unit Midwood at the popular residential enclave of Hillview Rise saw a good take-up rate of nearly 50% (24 out of 50 units released) during its first launch weekend on October 26. An additional 50 units have since been released. As at 5 November 2019, 25 units were sold at an average of S$1,560 to S$1,750 psf.

The 50-metre rooftop infinity pool is an oasis of tranquillity that directly overlooks the lush greenery in the natural surroundings of Hillview Rise.

Prices start from S$750,000 for a one-bedder, S$1.015 million for a two-bedder, S$1.420 million for a three-bedder, and S$1.999 million for a four bedder. With full condominium facilities, the development comes in configurations that range from 484 square feet (sq ft) for a one-bedroom to 1,259 sq ft for a four-bedroom unit.

“We are very pleased with the sale of Midwood. While our attractive pricing might be one of the reasons for the strong turnout, we believe that Midwood’s location and unique condo facilities such as the childcare centre, are part of Midwood’s mass market appeal. A majority of our buyers are Singaporeans while others see this as a good investment due to its close proximity to the MRT station,” said Hong Leong Holdings Head of Sales & Marketing Ms Betsy Chng.

Located at Hillview Rise, the development has the uncommon advantage of sitting between two nature enclaves – Little Guilin and Bukit Timah Nature Reserve – and is designed to mirror and harmonise with the diverse ecology in its natural surroundings. The condominium is also located a short drive away from Bukit Batok Nature Park and Dairy Farm Nature Park.

The property is also conveniently accessible by road and public transport networks – a five minutes’ walk to Hillview MRT Station on the Downtown Line, and minutes from the Bukit Timah Expressway and Pan Island Expressway by car.

The development is also good for families with children, as a childcare centre will be built on-site, and is also within 1 km of schools such as CHIJ (Our Lady Queen of Peace), Assumption English School, St. Francis Methodist School and German European School Singapore.

Other amenities in the vicinity include HillV2 mall, The Rail Mall and Hillview Community Centre.

Natural light and the open space is amplified with wide balconies that offer outdoor views, while architectural fins on the exterior of each unit enhances residents’ privacy.

Thoughtful layouts with a functional kitchen that includes a washer-dryer and refrigerator, allows one to go around tasks with ease.

Midwood is the first condominium to be launched on a Government Land Sales site by a two-envelope system – the Concept and Price Revenue tender approach – where the winner is selected based on concept and innovation construction first, then price in the second envelope. The 99-year lease at Hillview Rise was secured after a highly competitive contest that drew eight bidders and nine concept proposals.

According to a statement by the Urban Redevelopment Authority, Hong Leong Holdings’ Concept Proposal was “robust in its proposed construction plan and construction management plan which aim to achieve substantial reduction in manpower, leading to significantly improved productivity outcomes.”
