Rare District 9 freehold luxury project sells half of 40 units released on launch weekend

A rare freehold District 9 upmarket project came onstream this month. Developed jointly by Hong Leong Holdings Limited (HLHL), GuocoLand Limited and Hong Realty (Private) Limited, The Avenir is a 376-unit luxury condominium in the prime River Valley area.

As at 12 January 2020, Hong Leong Holdings sold 20 out of 40 units released at The Avenir. Seven of the units sold are premium apartments such as the four-bedrooms with private lift access. Two-thirds of buyers are locals while one third are foreigners from China and the United States. The ultra-luxe condominium officially opened for bookings on 11 January. All units were sold at a price range of S$2,960 to $3,560 per square foot (psf).

She cited the development’s freehold tenure, easy accessibility, design aesthetics, and luxury offerings such as Concierge service and private lifts, as among its attractive selling points, not to mention the expansive 129,648.07 square feet (sq ft) site it is built on.

It offers private lift access for the three- and four-bedroom units and is built on a sprawling freehold site in the heart of the prestigious district nine, overlooking Orchard Road at one end and the Singapore River at the other. It is minutes away from the central business district and upcoming Great World City MRT Station along the Thomson-East Coast Line.

French architect Mr Jean Francois Milou, who designed the luxury condominium, took advantage of the site’s sloping grounds and created a distinctive stepped architecture that interweaves recreational facilities with lush landscaping.

With Great World City shopping mall nearby, residents are within easy reach of amenities such as a cinema, restaurants and supermarkets. Residents with young children can take their pick from Eton House Pre-School or Odyssey The Global Pre-School, while those with children entering Primary One can register for River Valley Primary School, which is within 1km radius of the project.

Apartment sizes range from approximately 527 sq ft for one-bedroom to 2,411 sq ft for a four-bedroom. Early-bird prices start from S$2,930 psf for one-bedroom to three-bedroom, S$3,030 psf for four-bedroom and four-bedder with family room.
