City Developments Limited (CDL) has launched the highly-anticipated luxury Irwell Hill Residences in District 9, one of Singapore’s most coveted addresses, on 10 April 2021 – its first residential launch for the year – following previews which started on 27 March. Comprising two 36-storey towers with 540 units, the iconic residence boasts a stunning champagne gold pixel-patterned façade that will redefine Singapore’s skyline.

Designed for modern luxury living by world-renowned architectural firm MVRDV, a wide variety of unit types are available, ranging from 398 square feet (sq ft) for a studio to 1,582 sq ft for a four-bedroom premium, including three spacious four-to-five bedrooms Sky Penthouses from 2,185 to 2,605 sq ft. Prices start from S$998,000 for a studio unit to over S$4 million for a four-bedroom premium unit with a private lift.

Over its launch weekend, as at 6.00pm on 11 April, 278 units (over 50%) were snapped up, including a four-bedroom Sky Penthouse which was sold for over S$9 million, at an average of S$4,123 per sq ft (psf). All unit types were well-received by homebuyers, with one-bedroom plus study and two-bedroom units being the most popular. The project was launched at an average price of S$2,700 psf.

Located in one of the city’s most prestigious areas for living, this prime development is well-connected and just minutes away from Great World, the upcoming Great World MRT station, and Orchard MRT station. Popular primary schools within the area include River Valley Primary School and Anglo-Chinese School (Junior). Additionally, its proximity to notable landmarks in the area such as Orchard Road and Tanglin shopping belts, Clarke Quay, Dempsey Hill, Tiong Bahru Conservation Area and the Singapore Botanic Gardens, gives it strong investment and rental potential yield.
